Forbearance Plans

What is it?

If a temporary hardship has impacted your ability to pay your mortgage, Caliber Home Loans may be able to assist you. Your Caliber Cares Specialist will work with you to determine whether a Forbearance Plan or an alternative solution is best suited for you and your situation.

A Forbearance Plan allows you time to resolve the hardship issue by temporarily suspending or reducing your payments for a defined amount of time.

Short-Term Repayment Plan

What is it?

Did you fall behind on your payments due to a temporary hardship but are ready to get back on track? A Short-Term Repayment Plan adjusts your payments to get your past due amount repaid. Pay back your past due payments of 3 months or less, together with your regular payments, over a period of up to 3 months.

What do I need to do?

  1. CALL your Caliber Representative at 1-800-401-6587 - this process can be handled almost entirely over the phone!
  2. AGREE to the Repayment Terms with your Caliber Cares Representative.
  3. CONFIRMATION - receive a letter confirming the Repayment plan agreement.
  4. START making payments per the plan to get caught up and have your loan back on track!

 

Formal Repayment Plan

What is it?

You may be able to pay back your past due payments of more than 3 months, together with your regular payments, over an extended period of time. A Formal Repayment Plan allows you to make monthly payments and spread the past due amount over a period of up to 12 months. This option may be available to you, depending on investor participation.

What do I need to do?

  1. CALL your Caliber Representative at 1-800-401-6587 – this process can be handled almost entirely over the phone!
  2. UPLOAD OR SEND your documents to Caliber.
  3. REVIEW of your request with a decision within 30 days. If approved, an agreement will be sent with the Formal Repayment Plan Agreement terms.

 

Loan Modification

What is it?

If you have been impacted by a recent hardship that has affected your ability to pay your mortgage payment, Caliber is here to help. If you are behind on your payments or think you may miss a future payment, your Caliber Cares Specialist may be able to provide assistance.

A modification is a change to the terms of the mortgage loan, including changes to the interest rate, loan balance, or loan term. Loan modifications are designed to help bring a customer current and return them to an affordable payment schedule while helping them avoid foreclosure. There are multiple loan modification programs available, including programs offered by the federal government and our private investors. Every program offers options for borrowers in different situations and all work to assist homeowners in their time of hardship. Eligibility for a particular assistance program is based on the specifics of the loan and hardship.

What do I need to do?

  1. LOGIN to MyAccount and Select the link on your loan card under ‘Having trouble making payments?’
  2. FOLLOW the prompts to determine what solution you prefer and what documentation will need to be provided.
  3. PRINT and SIGN the required documents.
  4. UPLOAD or SEND all required documents through the ‘Having trouble making payments’ link.
  5. REVIEW your Hardship Status online OR CALL your Caliber Representative at 1-800-401-6587.

 

Alternatives to Foreclosure

Short Sale

What is it?

If you cannot afford your mortgage, and staying in your home is no longer an option, a short sale might help you avoid foreclosure. This allows you to sell your home for less than what is owed on the mortgage. You may also be able to be released from having to repay the remaining balance.

Deed in Lieu of Foreclosure

What is it?

If you can't afford your current mortgage and staying in your home is not an option, you may be able to avoid foreclosure without selling your home. A Deed in Lieu of Foreclosure might be an alternative if all other options have been exhausted. It also allows you to release your home to Caliber Home Loans voluntarily.
